Meeting Local Housing Needs: Larchwoods Launches in Olds

The Town of Olds is pleased to celebrate the official opening of the Larchwoods Presentation Centre and Showhome for the community’s newest residential development. This represents a significant step toward meeting local housing needs. Larchwoods will offer modern, attainable homes designed for first-time buyers, families, and seniors looking to downsize.

Located on former Olds Regional Exhibition lands south of the OR Hedges Campground, construction of Phase 1 will begin in Spring 2026 to introduce 24 fully serviced lots for high-quality, one-level, factory-built three- and four-bedroom homes. When complete, the full development will include approximately 110 new homes, creating a vibrant, walkable neighbourhood that supports the Town’s vision for smart, sustainable growth.

New home prices will start in the mid-$300,000s in a land lease community model. Buyers can enjoy the benefits of a brand-new detached home at a significantly more attainable price point. Larchwoods directly responds to the findings of the Town’s 2025 Housing Needs Assessment and Housing Strategy, which identified an urgent need for starter homes and right-sized housing options for aging residents.

“Larchwoods represents a new approach to housing in Olds — efficient, sustainable, and affordable, without compromising quality,” said Blair Robertson, Principal of Totangi Properties. “We are excited to deliver homes that meet today’s market realities while helping the Town achieve its long-term housing goals.”

“Projects like Larchwoods help ensure that Olds remain a community where people at every stage of life can find a home that suits their needs and budget,” said Mayor Judy Dahl. “Council is proud to welcome this new neighbourhood and the investment it brings to our growing town.”
